How competitive is the market west of Nashville?

It changes street to street and price band to price band, so a single answer would be misleading. Well-priced properties still move quickly; others sit and create opportunity.

What should I know about buying acreage?

More due diligence than a subdivision home: survey and boundaries, access and easements, floodplain, soil, utilities, and how the land can actually be used. None of it is a reason not to buy acreage. It’s a reason to buy it with someone who knows what to check.

Pegram (Cheatham County) is quiet and riverside. Burns and Dickson (Dickson County) generally offer the most home for the money, and Dickson, as the county seat, has the most services. The right fit depends on your commute, property type and budget.
